when you spend 3 years looking for a new house and after missing out on several good ones and are disappointed by several dozen, you find four candidates and take your spouse there, she looks at them and says "we'll make a decision on one of them today". then two hours later, after three let downs, the last home on your list turns out to be in a far better area, is much nicer than any home you've seen, and is $6,000 cheaper today than it was yesterday. your spouse agrees and says "that's the best house in the best location for the best price.... let's get it" this decision is made at right then, you tell the realtor at 11 AM, and she tells you it the sellers agreed to every one of our terms, which included: full 1 year warranty, $4,000 off the price (which was just down 6,000), and you want closing in one month.
I love that.
